Bed bugs in a let property raise questions that a treatment alone does not answer: who arranges it, who pays, and how to hand over a property with confidence.
We work with landlords, tenants, letting agents and property managers, and the practical questions come up in the same order every time.
Usually the landlord or the agent, because they can act across a whole property and, in a block, across more than one unit. A tenant can book directly and often does, particularly where speed matters.
That is a matter for the tenancy agreement and the circumstances, and it is not something we can rule on. What we can do is provide a clear written record of what was found, where, and what was treated — which is usually what the conversation actually turns on.
One thing worth saying to any landlord: a bed bug report from a tenant is worth acting on quickly. BPCA notes that bed bugs can survive months without feeding, so a problem left between tenancies does not resolve itself in a void period.
We inspect, document what we find, and set out the scope in writing — which in a let property is usually what the parties actually need.
Treatment then targets the harbourage across the affected rooms. What we will do and what it costs are settled before the booking.
Our current price is £220 first room, +£80 per additional room. There is no call-out fee, and the figure is confirmed with you before anything is booked — never afterwards.
